About Naylor & Breen Builders
Naylor & Breen Builders was established in 1978. During the company's first five years the majority of work involved residential new construction and renovation. At that time, the company's two principals, Robert Naylor and Peter Breen, were daily hands-on managers running small crews of 2-5 employees. In the 1980's, riding the opportunity that presented itself with the condominium boom in Vermont, Naylor & Breen established itself as the premier framing contractor in the mid and southern Vermont regions. The company's work force through the remainder of the decade ranged from 20-40 field employees, annually grossing over a million dollars in labor-only framing contracts.
The end of the 1980's also brought the end of the condominium boom and therefore the end of the need for large framing contractors. Naylor & Breen made a conscious decision at that time to diversify into general contracting. In 1992 Naylor & Breen performed its first bonded general construction project at the Neshobe Elementary School, in the company's home town of Brandon. This job presented the challenge of additions and renovations scheduled in and around the school calendar. The job was executed efficiently with minimal disruption for the students and staff and was turned over to the owner on schedule.
Since that first bonded project, Naylor & Breen has completed over one hundred construction contracts which have encompassed a wide variety of contract & construction types, design, mechanical and electrical systems, completion schedules and site demands. Construction types have included traditional wood frame, post and beam, log, pre-engineered steel, structural steel and masonry. These projects have included single family residences, schools, multi-residential housing, and commercial and industrial buildings.
As a general contractor, Naylor & Breen has established and maintained numerous in-house capabilities starting with sitework and concrete capabilities, extensive carpentry crews providing frame to finish, a mill shop providing product of the highest quality, and a painting division. The company currently employs over 60 people, including 3 Project Managers, 6 Site Superintendents, numerous A-grade Carpenters and a sizable field labor force. Our estimating department is headed by Doug Gorton who brings over 20 years of estimating experience to his position.
In the last few years, Naylor & Breen's annual volume and single project size has continued to grow under careful management. The Westview Meadows retirement community in Montpelier, VT was completed in May 2004 at a final contract value of approximately $7,200,000., and The Converse Home retirement residence in Burlington, VT was completed in November 2005 at a final contract value of approximately $6,600,000. In September of 2007 Naylor and Breen completed a contract as the Construction Manager for the Marble Works Residences of Middlebury, an $8.1 million high-end condominium project. All of these projects include major production by Naylor & Breen tradesmen.
