Stone Hill Housing – Middlebury, VT

Stone Hill Housing, located in Middlebury, Vermont, consisted of the new construction of a 2-story building, with an open parking garage below, providing 27, one, two and three bedroom units of affordable rental housing. This $3.4 million, hard bid/General Contracting project was completed in June, 2006.

Addison County Community Trust was able to partner with Housing Vermont to leverage available grants and loans to provide affordable rental housing on an otherwise cost prohibitive site. Site development included blasting 1,900 cubic yards of ledge from a steep hillside on Route 7 in Middlebury, installing a large culvert driveway bridge across a stream, and jacking a new water service under Route 7 for connection to the municipal water main on the other side. This site work preceded building construction in a race with Mother Nature, overcome with accelerated framing with a tower crane and sequenced prefabricated wood panel deliveries. This provided for a weather-tight shell before the end of the year for wiring and other trades to proceed with minimal winter weather impact, and for occupancy to be provided in the spring.
