Construction Management – Working in collaboration with the owner and architect, Naylor & Breen has found its niche in a construction management role and partnership. Working with this team in early stages of design, Naylor & Breen has had great success in reaching cost saving scheduling goals for projects. Our clients particularly appreciate this aspect of Naylor & Breen’s service.

 

General Construction – Our history of construction includes commercial, industrial, affordable and high-end multi-family residential, custom residential and historic preservation projects that exemplify the dedication of our team. Our work with local governments, school districts, private employers, non-profit organizations and homeowners demonstrates the teamwork we provide, resulting in quality, beautiful work in accordance with design, schedule and budget.

 

Self-Performance of Trades - Naylor & Breen is unique in that it can self-perform many facets of the work, providing additional value to the owner in the bidding process and assuring the highest quality workmanship by local craftsmen. Additionally, this affords a capability to supplement or back up subcontractors if needed. Naylor & Breen has the ability to manage and construct the most challenging of projects with specialists in commercial, industrial and residential applications:

We also feature a custom cabinetry millwork shop, Hawk Hill Cabinetry & Custom Woodwork.


SAFETY AS A VALUE

More than a priority, safety is a value for Naylor & Breen. A part of everything we do, we work to continually to ensure a safe and healthy workplace for employees, subcontractors and the public. Health and safety are considered throughout the process of development and construction.


• Naylor & Breen is proactive in their safety efforts in their work with Vermont Department of Labor consultation resources (Project WorkSAFE).
• Health and safety standards are protocol on our jobsites and help to ensure ideal working conditions for employees, outside contractors and visitors.
• Employees are trained and developed not only in their field but in health and safety practices as well.
• Managers and superintendents perform internal site audits to ensure compliance, promote understanding and provide solutions.

OUR HISTORY

Robert Naylor and Peter Breen established Naylor & Breen Builders in 1978 as hands-on managers operating small crews of 2-5 tradesmen. For their first five years the majority of work involved residential new construction and renovations. Throughout the 1980’s, riding the condominium boom opportunity in Vermont, Naylor & Breen established itself as the premier framing contractor in the mid and southern Vermont regions. The company’s work force through the remainder of the decade ranged from 20-40 field employees, annually grossing over $1,000,000 in labor-only framing contracts.

 

The end of the 1980’s also brought the end of the condo boom and therefore the end of the need for large framing contractors. Naylor & Breen made a conscious decision at that time to diversify into general contracting. Since 2008 Peter Breen has retired and Tanner Romano has stepped into an ownership role for the company.  Tanner comes from a residential construction background and has been with the company since 2003.  Together Rob and Tanner are leading the company into the future.

 

CONSISTENTLY MOVING FORWARD

In the last few years, Naylor & Breen has continued to have steady and slow growth under careful management. 

 

Residential Properties - In recent years Naylor & Breen completed some of the most impressive custom residential projects in the area.  A 6,000 sf, lifelong dream home in Rutland Town was truly an honor to construct.  A number of beautifully designed homes by Haynes & Garthwaite Architects were completed in Lyme and Orford New Hampshire and Woodstock, Thetford and Plymouth, Vermont. Working with Brad Rabinowitz Architect, Naylor & Breen has also completed five separate homes in Chittenden, Vermont as well as the "Tree House".  The Tree House is a 450 sf structure built on stilts with a bridge for access.  This small structure sacrificed nothing and was an absolute joy to build with Brad and our long-time client and friend.  This fine project caught the attention of Fine Homebuilding magazine and was published as one of the magazine's feature projects.

 

Commercial Development - In 2016 Naylor & Breen crested $40 million in volume and in doing so have added another years' worth of impressive projects to our resume.  Most recently Naylor & Breen completed the Gadd Brook Residences project at Sugarbush resort.  This multi-million dollar project is one of the most complex and impressive structures Naylor & Breen has completed.  The Ridgeline Dormitory project, includingthe contract for the site and infrastructure, was also completed.  Managed under separate contracts, both of these were completed in 2016 on the Middlebury College Campus. 

 

Our site and concrete divisions also flourished in 2016, completing a $2.7 million dollar transmission station for VELCO, site and infrastructure for Middlebury College ($2.3 million), the site and utility package for the Gadd Brook Residences at $850,000, as well as a number of other impressive projects.
